Quick answer

A $500,000 business loan is the top of what unsecured lenders typically offer, so most businesses borrowing this much use residential or commercial property as security. With a complete file, property-backed loans up to $5m are possible within 24–48 hours. Lenders will want a clear purpose, the property details, recent bank statements and a credible plan to repay or refinance.

Key points

  • $500k is the ceiling for most unsecured lending.
  • Property-backed loans make up most half-million deals.
  • Up to $5m is possible within 24–48 hours with a complete file.
  • Lenders focus on the property, the purpose and the exit.
Usual route
First or second mortgage over property
Unsecured ceiling
Typically up to $500,000 for strong businesses
Speed

Purpose
Business purposes only

Half a million dollars is a turning-point amount. It buys a small fleet of trucks, the premises next door, a competitor’s business or enough equipment to take on a contract twice the size of anything you’ve done before. It’s also the point where most unsecured lenders reach their limit, so the conversation almost always turns to property.

That doesn’t mean it’s slow. Property-backed loans up to $5m are possible within 24–48 hours once everything is in place. The work is in getting everything in place.

Unsecured versus property-backed at $500,000

Unsecured Property-backed
Availability Only strong, established, high-turnover businesses Most businesses with enough equity
Paperwork Bank statements, BAS, often financials Property details, bank statements, ID, purpose
Term Usually shorter Short-term or longer-term options
Speed Several days with a full review Up to $5m possible within 24–48 hours
Main risk High repayments Property at risk if the loan isn’t repaid

The three things lenders focus on

The property. Its type, location, value and what’s owing. Standard houses and commercial buildings in established areas are quicker to value than rural land, specialised buildings or development sites.

The purpose. A truck fleet with signed contracts behind it, a business purchase with a sale agreement, or a tax debt with an ATO statement all tell a clear story. Vague purposes slow the assessment.

The exit. For a short-term loan, how will it be repaid? A property sale, a refinance to a longer-term loan once the books are up to date, or a contract payment are typical exits. For longer loans, lenders want to see the business can carry the repayments.

What to have ready on day one

  • Property address, estimated value and current loan balance.
  • Names of everyone on the title and every director.
  • Six to twelve months of business bank statements.
  • Recent BAS or an ATO portal statement.
  • The quote, contract or agreement behind the purpose.
  • Your plan for repaying or refinancing.

If several of these are missing, the loan still happens, just not in 48 hours. Our guide to how fast a business loan can be funded explains each stage.

An illustrative example

A Newcastle freight business is offered a two-year contract with a mining services company, but needs four more prime movers before the first run in a fortnight. The trucks come to about $500,000. The business is profitable but last year’s financials aren’t finished. The directors offer the company’s depot and one director’s home as security. The valuations are booked on day one, the contract and truck invoices are supplied, and the loan settles in time for the trucks to be registered before the first run.

Thinking about cost at this size

On a large loan, small differences add up to real dollars. Ask for the total you’ll repay in dollars, including every fee, over the time you actually expect to keep the loan. For a short-term loan, check whether interest is prepaid, capitalised or paid monthly, and what happens if you repay early. For a longer loan, check whether the term matches the life of what you’re buying.

Valuation, legal and discharge costs are a bigger share of a property-backed loan than many owners expect. They’re worth it when speed or size matters, but include them in your comparison.

When unsecured still makes sense at $500,000

Some businesses would rather not put property on the line, even for a large amount. For a strong, established business with high turnover, clean bank statements and modest existing debts, an unsecured loan near the top of the range can still work. Expect a fuller review: financial statements, BAS, a look at your debtors and creditors, and personal guarantees from directors. Repayments are usually higher than a property-backed loan of the same size because the term is shorter. A middle path is to borrow part unsecured and part against property, so the most urgent cost is covered quickly and the larger, longer-term need sits on a secured loan with smaller repayments.

Need $500,000 on a deadline?

Tell us what it’s for, when it’s needed and which property is available. Asking won’t trigger a credit check, and your enquiry stays with one person instead of being shopped to a crowd of lenders. A real person calls you, tells you what’s realistic and gets the right steps started the same day.

Please be accurate on the form, especially the property value, what’s owing and any credit issues, so the first plan we put together can actually settle on time. Start your enquiry.

Frequently asked questions

Can I get $500,000 unsecured?

Only a strong, established business with high turnover is likely to. Unsecured options typically run from $5,000 to $500,000, so a half-million unsecured loan is the very top of that range and needs a strong trading history.

How quickly can a $500,000 property-backed loan settle?

Up to $5m is possible within 24–48 hours once the file is complete: valuation done, title clear, documents signed and any existing lender's consent in hand. Complex properties or titles take longer.

Do I need financial statements for $500,000?

For unsecured loans, usually yes. For property-backed loans, lenders rely more on the property and may accept bank statements, BAS or an accountant's letter instead of full financials.

Can I use more than one property?

Yes. If one property doesn't have enough equity, lenders can sometimes take security over two. Each one adds valuation and legal work, so allow a little more time.

What's the biggest cause of delay at this size?

Valuations and signatures. Unusual properties take longer to value, and every person on every title has to sign. Starting both on day one keeps things moving.
